which time all our rooms have been fully refurbished to a
very high standard. We aim to provide a friendly and comfortable
"home from home" at excellent value, helping you
to gain the most from your holiday. We are a family guest
house where children of all ages are truly made welcome. A

We
are situated about 300 metres from the seafront, less than
1 mile from the town centre shops & market, and 10 minutes
walk from the Racecourse. Almost on our doorstep is a Post
Office, McColl's General Store & Newsagent, Launderette,
Pizza & Kebab take-away, fish & chip shop, a bakery,
hairdresser & solarium, betting
shop and several pubs. There is also a bus stop handy for
days when you don't fancy the stroll to the town centre or
you want to go further afield.
CAR PARKING is on street outside Sandy Acres. This is free parking, there are no meters, yellow lines or parking permits. |

Accommodation
We have a variety of bedrooms from doubles
family rooms sleeping up to five. Centrally heated
throughout for early and late season comfort. The bedrooms are all spacious and well appointed with flatscreen TV(with freeview)& DVD player, radio/alarm clock, fans, hair driers, safes, Iron & Ironing board, and
hot drink making facilities (replenished daily). All rooms
have en-suite facilities. FREE WiFi . All accommodation
and public areas are monitored by an automatic smoke &
heat detection fire alarm system (LD2) |

Excellent
food
Our traditional full Scottish or full English breakfasts, or
your choice from our varied menu, will set you up for the
day ahead. Breakfast is served at your own table for the duration
of your stay.

Accessibility
We try to do our utmost to cater for our guests’
needs as far as is practicable.
All guests are checked in and
given a “guided tour” of their room and the
public
areas by ourselves, not left to find their way around.
Access into Sandy Acres from the street is via one step up to
the patio,
one step up to the door then a small step over the
door threshold.
The front door is 720 mm wide.
We have 4 guest bedrooms over 3 floors, none on the ground floor,
3 on the
first floor and
1 on the second floor. The
second floor is accessed via winding
stairs and is not suitable for those with breathing or mobility
difficulties.
From the ground floor there is one step down into the dining room.
We have extensive experience with food allergies, particularly
dairy,
wheat & gluten intolerances, as May has Coeliacs disease.
